Creative Asset Management, Inc. has been involved in hundreds of real estate transactions since 1997. We purchase houses at a discount, renovate those homes, and resell them for cash or via a lease purchase.

Do you think we purchased all those homes with cash we have in the bank? We wish!! We receive some of our funds through banks, some through smaller private lending institutions, and some are through private individuals. We prefer to fund through private individuals, such as yourself. Why?

One reason sellers prefer to sell at a discount to us is our ability to purchase fast. We sometimes purchase as fast as 5 days. So what does that have to do with prefering to fund through private individuals? Have you ever tried to get bank financing for the purchase of a home within a week? Let's just say your success rate won't be very high! Banks typically don't lend that fast. They always want to do an appraisal (which takes about two weeks). They want a survey (which takes about a week). They want to run things through underwriting (no one knows how long that will take!). Private individuals can make a decision much faster than a bank. Our current investors allow us to avoid banks and satisfy the seller's need to react quickly. These individuals trust our experience in the industry and our track record. How does it work (in a nutshell)? We use your money to fund the purchase and renovation costs for these homes. Depending on the amount of money you are investing and the type of investment program you choose, your money would be secured by a Deed of Trust against the property until it paid back. We pay you monthly, interest only payments, until we resell the home, at which time your initial investment is returned to you, or reninvested into another property.

How is my money secured? When you make an investment, it is always good to know two things:

1. What/who is paying the return on the investment. Creative Asset Management, Inc. has ALWAYS paid our investors on time, and in full, and we want to keep our track record at 100%. We have been renovating homes since 1997 and we have built a good reputation that we'd like to keep. Please check our references and referral letters. We have many happy investors.
2. The collateral that secures the investment. The investments are secured against very low LTV real estate. Our loan to value ratio (LTV) is typically below 80%. Example: You invest up to $80,000 on a property valued at $100,000.

What is the worst case scenario? Our answer is simple, If we don't pay, we will be forced to sell the home and the proceeds would be used to help pay back the loan.

How am I paid each month? Just like paying a mortgage on a house, the check is sent monthly... consistently. This isn't like the stock market where you have to watch it all the time. You don't have to get anxious if the stock market is going down, or there is an oil shortage, or anything else that may affect the market. Your check comes to you monthly like a mortgage payment. You are, in essence, the bank when dealing with us.

Can I withdraw my money at any time? Your money can only be withdrawn if we are able to substitute your investment with someone else's investment. Although we have never had an investor want to withdraw money because they like the consistent/safe return, we do have a list of other investors who we can call on to replace or substitute your money. But please give us at least 30 days notice to work it out.

Can I use my IRA money? You can use funds in your retirement account (IRA) to invest as well. The IRS requires the use of an approved custodian to qualify for tax-deferred or tax-free gains. If you are interested in this option, I will be glad to discuss it with you further.

Each investment opportunity is different and each of our investors have different needs. Once you are on our list of interested investors, we'll contact you when an investment opportunity arises. We'll give you the details of the home, the investment amount needed, and any other details about the investment you request. You then have the decision to invest in that opportunity based on the information provided to you. There is never any obligation to participate until after you agreed to fund that particular opportunity. Below are some general guidelines of our investment programs:

Investment Programs

Short Term Community Rehabilitation Investment Program
(Your money helps us fund the renovation of properties and the purchase of properties.)

  • Investment amount: $10,000 and up
  • Investment term: 6-24 months
  • Security: Promissory note due to you. May be backed by deed of trust depending on situation and amount invested
  • Withdrawal: Investment can be withdrawn during the investment period, only if you/we can find someone to substitute your position
  • Interest rate: 10-12% (Exact rate will be known in advance and will vary according to LTV, investment location, and current economic conditions.)

Long Term Community Rehabilitation Investment Program
(Your money is used for purchase and renovation costs of properties we resell on a lease purchase where the new tenant/buyer is looking to purchase within 2 years.)

  • Investment amount: $50,000 and up
  • Investment term: 2-30 years, determined prior to investment
  • Security: Investments are secured by a deed of trust in first postion on homes with a loan to value (LTV) ratio that is 80% or better
  • Withdrawal: Investment can be withdrawn during the investment period, only if you/we can find someone to substitute your position
  • Interest rate: 8-10% (Exact rate will be known in advance and will vary according to LTV, investment location, and current economic conditions.)
