How
it works - When someone
inquires
to Creative Asset Management, Inc., typically:
1.
You call Creative Asset Management, Inc. at 703-863-9618 or fill
out our Confidential, online
Seller
Questionnaire.
Be prepared to briefly discuss your situation and give some basic
information about the home. We want to understand your needs and
be able to provide you with several options.
2. We'll call you back within 48 hours (most within 4 hours) with
an offer or offers that best suit your needs. We have many different
ways in which we can purchase homes so we will have some sort
of offer for you, no matter what your situation.
3. If you agree to the terms on the phone, a time to meet will
be arranged to see the home and complete the paperwork. All decision
makers and owners need to be present at this time.
4.
We can close within days and handle any back payments that need
to be caught up. We make it easy. All you have to do is show up
for closing, which is done through a local attorney NOT employed
by our company, to authorize the paperwork. You get your money
in the timeframe outlined by state law (each state is different).
Q:
What
do you do with the home?
We sell most of our homes on a "lease purchase". We
have a list of over 2000 pre-qualified tenant/buyers anxiously
waiting for homes to become available. These tenant/buyers are
pre-qualified by a mortgage broker to purchase the home during
the lease term. They usually have a few credit issues that need
to be cleaned up or are lacking in a full down payment needed
to purchase right away.
Q:
How
do you make your money if you are not charging me a commission?
A: Our
profit is made in the difference between our contract price with
you and the contract price between our tenant/buyer. Since we
are providing a service to our tenant/buyer, they are willing
to pay a premium for the home.
